Pre-Foreclosure or Short Sale: A short sale will allow you to sell your property for an amount less than the full payoff balance of your mortgage loan. In order to qualify for this alternative, your lender will generally require a current appraisal meeting their standards. In addition, you will need to demonstrate to the lender that you have been unable to sell the house for a certain period of time.
Deed-in-Lieu of Foreclosure: A deed-in-lieu is generally a last resort option after you have exhausted all other attempts to avoid foreclosure. With this option, you will voluntarily give your property to the lender in exchange for the satisfaction of your mortgage.
